  • Handle all tenant-related payments and forward balance (less appropriate fees and charges) to your nominated bank account monthly.
  • Provide rental statement detailing any expenses along with expenditure invoices.
  • Carry out routine visits to ensure property is being maintained correctly by tenants.
  • 24 hour emergency maintenance helpline provider to tenants.
  • Handle maintenance issues, consult with you regarding proposed costs and instruct remedial works.
  • Arrange professional cleaning, repairs and update to inventory at end of tenancy (our inspectors will report back to you on the property’s condition, detailing photographs where necessary).
  • Rental appraisal and advice on furnishings and decor.
  • Property listing on Rightmove and Zoopla, On the market.
  • Accompanied viewings 6 days a week including evenings.
  • Full tenant referencing and credit check.
  • Advice on legal obligations: Gas safety Certificates, Electrical Certificates, EPC, PAT Testing

Tenant Sourcing:

  • Advice on legal obligations: Gas safety Certificates, Electrical Certificates, EPC, PAT testing.
  • Provide Landlord contact details and contract to tenant and arrange key release (landlord takes responsibility for ongoing rent collection and management of the property.
  • Conduct viewing and identifying appropriate tenant before conducting full references including credit check, previous landlord, and employer.
  • Draw up legal documents and ensure accuracy throughout the process.
  • Receive cleared funds from tenants for deposit and & first month's rent before deducting our fee and forwarding balance to landlord.
