The Renting Process
You have found your ideal student property in Leeds from our database of student homes, houses and lets and you want to know what's next. Below is our essential guide to the whole student property renting process including a list of documents you will need to provide.
Students - What you need to provide
- A reference from your university/college - (ie, proof that you're a student)
- A reference from a previous landlord, if applicable.
- Guarantor form (to be completed by your parent/guardian or other person who will vouch for you financially)
- Copy of your I.D. (driver's licence, passport, birth certificate)
- Proof of address (utility bill, bank statement, acceptance letter from University)
- Standing Order confirmation (all rent payments are by Standing Order, so we'll need proof that you've set this up with your bank/building society)
- Bond/ 1st month rent (you will normally be required to pay both in advance- the Bond is usually a little more than a month's rent).
Step By Step Rental Process For Students
1. Reserve
Once you've found a place you want to let, pay the reservation fee (£35.00 per tenant) and sign the 'Sign-up Agreement'. This will reserve the property until your rental application is approved. This is a non-refundable fee and is the ONLY admin fee that you will have to pay.
2. Paperwork
We then give you 7 days to provide us with the required paperwork. These documents can be downloaded from the site or picked up at our office.
3. Decision
A decision is then made within 3 working days and the tenancy agreement can be signed.
You will only be declined if your guarantor or yourself fail a credit check or if you fail to provide us the requested paperwork. Please note that we may use our discretion as to whether we accept or reject your application despite a negative response from the credit rating agency.
4. New Tenant
Once your application is successful you will need to come in person to sign the tenancy agreement.
