Application Fees


There will be a one off application fee to pay once a tenancy has been agreed. We are unable to process an application for tenancy until the application fee is received. This fee covers the application process: applications forms, preparation of the Contract, guarantor documentation / referencing, standing order instruction and tenancy deposit protection.

Our standard fees are detailed below, are inclusive of VAT (20%):


Professional Fees

One Bedroom: £200.00 (single occupancy)

One Bedroom: £150.00 each (couple)

Two Bedrooms and larger: £150.00 per person

A further fee of £45.00 will be applied if you require a guarantor.


Student Fees

Unless the deposit is £100.00 then the administration fee that will be applied is £150 for Three Bedrooms and larger properties.

One Bedroom: £200.00 (single occupancy)

One Bedroom: £150.00 each (couple)

Two Bedrooms: £150.00 each


You will be asked to fill in an Application for Residence along with a Tenant Referencing Agent form.

Payment can be made through our offices by debit/credit card. Credit card payments will be subject to a 1.22% fee. We do not accept cheque payments.

All proposed occupants over the age of 18 are required to complete an Application for Residence form and we will require a guarantor to guarantee the rent for the entire tenancy period. We may need a reference from your present landlord if in private rented accommodation or from your warden if in halls of residence.

We need proof of identification, which can be your driving licence, passport, NUS card or some other valid form of photographic identification.
At the point of application, we will need to take the deposit in the form of cleared funds.

We will require a standing order to be set up for the whole contract period. 

We expect to receive the standing order mandate, administration fee/s, surety forms, references and ID, within 14 days, contract start date permitting.
Before moving into the property payment of the first month's rent must be made in cleared funds (debit/credit card, online payment or bank transfer).

For the avoidance of doubt where an application fails due to incomplete, insufficient or misleading information, and/or the applicant fails to meet the required referencing standard due to adverse or undeclared information or the applicant withdraws their application but the application procedure has commenced, the above fees are non-refundable. If the property is withdrawn by the landlord after the referencing procedure has started but before the tenancy commences, the fees will be refunded in full.

Condition of property:the property you wish to apply for is considered as 'rented as seen', subject to contract and references. In the event you have any special requests relating to the property, such as furniture removal/additions, decoration, cleaning requirements etc., such requests must be made in writing and submitted along with your application form, this includes any verbal requests made to staff. Requests will be put forward to the landlord for consideration; however we can in no way guarantee such requests will be agreeable to the Landlord. We will provide feedback on the Landlords decision of such requests.

If we do not receive a completed application form within seven days of the fees being paid we reserve the right to re-advertise the property and all fees paid will not be refunded.

All tenancies are for a fixed term.
